How can a real estate agent actually affect the value of your home?

Well, how an agent presents and markets your home affects how a potential buyer perceives its value. If you were to advertise your for-sale home as For Sale By Owner, buyers would think that they’d get a discount on your home; selling on your own means you typically won’t get top dollar compared to what you could get with a strong agent.

"Buyers are going to choose the listing that gives them a better feel and experience."

Here’s an example to help explain what I mean. Suppose I had two $20 bills—one was crisp and smooth, and the other one was crumpled and dirty looking. Which one would you choose? They’re worth the same amount and you can use them for the same things. But one of them fits in your wallet better, and it’s also crisp and clean. Buyers in the market operate with a similar mentality; they’re going to choose the listing that gives them a better feel and experience, which is almost always going to be one sold with an agent.

Your agent can also help you choose the right price for your home so you won't shortchange yourself. Beyond that, they’ll help you make your listing more attractive to buyers, and getting more buyers means you’ll be able to get a better value.

So if you’re looking to sell your home, feel free to reach out to me. I would love to help you get the most possible money from your home sale and help you to move on to the next phase of your life.
