A Key Mistake for First-Time Sellers to Avoid

Don’t make the same mistakes I did when I sold my first home.

I bought my first home in 2005 just before the peak of the market. Prices were going up, and I was tempted to sell it then for a huge profit, but I held on to it. After all, I needed a place to live, so I stayed there. Then I saw the market crash and my home’s value dropped significantly. At the same time, my family was growing, and I realized we needed a larger home so we’d have more space.
The big mistake that I made was selling my property while the market was down. I was able to buy another home, but selling my property at a deep discount was a loss. The reason it was such a monumental error is that the property has almost doubled in price since then; I could have had $100,000 of additional value to take advantage of. In the meantime, rents have also risen, so I could have taken advantage of that by turning ! ...

When the Appraisal Is Lower Than the Contract Price

What do you do when an appraisal comes in lower than the contract price? I'll explain.

When an appraisal comes in lower than the contract price, we first look for mistakes in the appraiser’s report. Appraisers are very busy, especially in today’s market, and sometimes they might overlook square footage, or the comparables they used might have been inappropriate. People can make mistakes. You can submit a rebuttal when this happens, but it’s rare to get the appraiser to change their opinion of the home’s value. After all, an appraisal is the appraiser’s opinion of the value based on their research.
Often, it’s easier to influence the appraiser’s opinion of value before that opinion has been formed. On our team, we reach out to the appraiser before they visit the property so we can influence them based on data that will help our clients get the best v. ...

How Should I Redo My Bathroom?

These five updates will add value to your bathroom when it’s time to sell.

What are some great improvements to make to your bathroom? The first step is to look at the major issues that buyers will notice immediately. Then you can move on to other projects that add value.
1. Replace carpeted flooring. Carpet stands out—people don’t want carpet to get wet and end up moldy. Builders put carpet in because it’s cheap, but you should install another type of flooring such as tile.
2. Expand shower space. Large showers are very popular, and bathtubs are not as desirable right now. Though some people feel a tub is a must-have, generally you get more value from having a larger shower rather than a shower/tub combo.
3. Change the wall surroundings in the shower. Marble is fairly standard, but putting in tile or another upgraded material is preferred.
4. Shower extras. Adding. ...

How Can Real Estate Agents Affect Your Home's Value?

Here’s how a real estate agent can affect how much your home sells for.

How can a real estate agent actually affect the value of your home?
Well, how an agent presents and markets your home affects how a potential buyer perceives its value. If you were to advertise your for-sale home as For Sale By Owner, buyers would think that they’d get a discount on your home; selling on your own means you typically won’t get top dollar compared to what you could get with a strong agent.
"Buyers are going to choose the listing that gives them a better feel and experience."
Here’s an example to help explain what I mean. Suppose I had two $20 bills—one was crisp and smooth, and the other one was crumpled and dirty looking. Which one would you choose? They’re worth the same amount and you can use them for the same things. But one of them fits in your wallet better. ...
